How to Bring in a Steady Flow of Traffic by Creating a Profitable Circle of Influence

The pressure is on no question about it. Marketing directors are under the gun like they havent been in years from a leadership that needs to combat frightening declines in vacancies at senior communities. Traffic is at an all-time low, new residents arent moving in and some existing residents are moving back in with their adult children, who are suddenly strapped for cash and can neither afford to cash in stocks that are trading at incredibly low prices nor sell their homes, which now have historically low values.

So, frankly, Im seeing a lot of panic. This is an industry that has enjoyed amazing growth until the recession hit so its also an industry thats just not trained to go out and get business in a difficult climate.

This is where doing a well-executed Outreach program can literally work miracles for your community. The main problem when it comes to Outreach is marketing people just dont want to put in the effort 90% of the people we train resist doing it. And the crazy thing is, once you get an Outreach program in place, it generates a constant stream of quality referrals which is a must in these difficult economic times.

To begin an Outreach program that works, you must first create a Circle of Influence and you do that by first drawing a circle around your community with a radius of 15 to 20 miles. You may need to go wider than that if you live in a more rural area.

Within that circle, you need to identify 10 not 5, 7 or 8 but 10 - influential people who can refer a consistent quality and quantity of traffic (roughly 2 to 3 referrals a week) to your community. This is the biggest challenge in setting up your Outreach determining who has both the volume and the influence to make your Top Ten list.

Is it a Skilled Nursing Facility? A local Geriatric Physician? The Director at a Rehab Center? Youre the only one who can identify these key figures. But the faster you do, the sooner youll be getting a steady stream of referrals. The one thing you do NOT want to do is make a building your referral you want a person, not a slab of concrete!

One thing you might want to do, however, is find multiple referral sources inside one building. Say a hospital in your circle has four floors there might be one person on each of those floors with different patients who can give you different referrals. In that case, you could get four out of your ten just out of one building thats almost half of your goal right there!

When you initially talk to them on the phone, work at making a strong personal connection.

Once you have identified your Top Ten, you must make a point of visiting them at least once every single week! This should be in person and preferably first thing in the morning. These are usually very busy people and if you can make contact before their day gets hurried and hectic, you have a better chance of making a genuine connection and having their full attention.

Dont go in cold be prepared. Bring in a Weekly Update of whats going on in your community what units are available what special promotions or events are going on and maybe even include a fun puzzle in the update.

Whatever else you do, make the visit personal and build up the relationship! Dont just drop by to leave generic brochures or marketing giveaways like pens with your name on them bring them their favorite latte from Starbucks instead!

If you think these people arent going to want to see you or deal with your referral requests, let me share a big secret they, in fact, do.

Growing your Top Ten is like growing a garden. If you tend it regularly and do the necessary work, it will grow and produce like gangbusters. If you dont stay on top of it, youll find yourself growing more weeds than flowers. A referral has twice the chance of converting to a sale than a walk-in and the sale itself is usually a faster, easier process. Outreach is a big part of my Work Smart, Not Hard philosophy and it can really pay off for you.

Let's face it, basic training is tough. For the first time you will be dealing with Drill Instructor who love to yell at you and hang on your every move. I made it through basic training hardly ever getting yelled at, here's how I did it:

I teach recruits how to make basic training as stress free as possible. It's important to understand that nothing will make you "yell-proof"; however, there are preparations you can make to reduce the amount of personal attention you get from Drill Sergeants.

- Understand the Game- Drill Instructors don't personally hate you. If you take the yelling and insults a Drill Instructor gives you personally, you will add extra stress to an already stressful situation. A Drill Instructors goal is to motivate and train you in the quickest time possible. Their job is to break you down as a civilian and turn you into a member of the U.S military in the shortest time possible. That job is not easy and would be difficult with a Richard Simmons type motivation approach. If you get personal attention by Drill Sergeants at basic training, just remember it's for your own good.

- Don't be Friendly- Your Drill Sergeant isn't looking for a friend, so leave your manners at home. Don't attempt to have a leisurely or friendly chat with a Drill Sergeant because you will find yourself doing push-ups in the mud. 90% of what you say to a Drill Sergeant should be "Drill Sergeant yes Drill Sergeant", or "Drill Sergeant no Drill Sergeant". The other recruits should be your friends, the Drill Sergeants should be your motivators and trainers.

- Don't be a Know It All- Drill Instructors aren't impressed with what you know, or think you know. Many recruits come to basic training hearing stories and learning lessons of when their friends and family attended. Don't listen to those recruits as stories are often exaggerated or interpreted incorrectly. Even if you know the answer to something, don't shout it out unless you are specifically called upon.

- Speak with Confidence- Drill Sergeants love to pick on recruits who answer or talk in a quiet or timid voice. Their job is to turn you into a lean mean fighting machine. When asked a question, only respond with a confident voice, even if you don't know the correct answer. A wrong answer spoken confidently sounds better than a right answer spoken timidly.

- Don't be Late- When a Drill Instructor asks you to be somewhere in 45 seconds, you better be there in 15. Arriving on time is the same as arriving late to a Drill Sergeant.

There is a prevailing idea that "smaller" funeral homes face a greater challenge to succeed and grow than larger firms. How real is this issue? Is the path to success for a larger firm easier to navigate? If size really matters, what can a smaller firm do to secure its long-term success? For discussion purposes we must define what a smaller firm is. It is conceivable that a funeral home that does 500 cases annually may be comparatively small in a large metropolitan market; a 200-call firm in a highly competitive trade area may be considered the "big firm" in town, depending on its market share. We asked people who work in funeral service, or who are affiliated with funeral services firm to define the characteristics of a smaller firm:

* "In this business, small is defined by the number of calls, 100 calls would be termed a small but nice business."

* "A small firm is defined by the number of full-time licensed funeral directors on staff."

* "A small firm would be one that serves a limited geographic market which does not allow it to expand its call volume."

* "A small firm does less than 100 calls a year, with a market share of less than 5 percent in metro areas of less than 40 percent in rural areas."

* "A firm doing 90 cases may only have 100 deaths in its market. So they have 90 percent market share. That firm is huge in my eyes, regardless of the number of cases."

There seems to be logical ways to look at defining a small firm. Next question: What are the top challenges faced by a small firm defined in these terms? Let's go back to our panel:

* "Keeping good help - licensed funeral directors."

* "Not having adequate capital to reinvest in the business."

* "Decreasing profit margins."

* "Erosion of profits die to increase of cremation."

* "Staffing: too many hats (most small firm owners do everything."

* "Not enough staff to have the time to get and keep a full-head of steam on any projects."

* "More staff, better group plans, more leverage with suppliers, more market to capture and easier access to personnel."

* "I think large firms have the same issues but are sometimes more equipped to handle them."

* "Owners of larger firms have more time to work on their business than in their business."

The Common Denominator

There is a theme that runs through all of the aforementioned answers. Simply put, it is the availability and allocation of resources, including time. Owners and managers of small businesses often struggle with cash flow (operations), l (financing) mad making large expenditures for facilities provident, updated vehicles or information technology (investing with funds from cash or financing). Thus in a small funeral home. it is all about resource. Firms with fewer resources, or limited access to resource (one may have the money to hire help but nor have access to skilled labor), do not grow or they experience a slower rate of growth, either problem is like being in reverie gear, putting the business in peril. One funeral professional in Northern Ohio observed that in some small firms, funeral service is sometimes not the owner's only source of income. "in many small communities the funeral home owner is also, a farmer, or works for the fire department, or may be a city administrator" he said. The service resource in the o lead market shifts. Service programs such as active preened or aftercare. Thus, he or she is not able to capture future business and protect or grow. Comparatively speaking.Are the challenges really greater for operators of smaller firms than larger firms? It depends on the goals of business, really. Large or small, failure to overcome challenges in operations, financing, marketing and investing will inhibit a business ability to sustain itself. One of our panelist commentated, "Larger firms understand shifts; they have greater market share and probably lead market shifts. Smaller market share and probably firms continue to focus on what "was". The smaller firm should be able to be more responsive than a large firm, but the owner usually does not nave the midst to change. The assertion is than small business owners should think like big business owners. In other words, regardless of size, the operator of a smaller funeral hone must be forward- thinking and nimble enough to adapt to changes in the market. Better yet" Ely not be forward-thinking enough to effect change rather than to react to it? Another panelist has o answer to that question:" Many owners of small firms like their size because they control the rate of growth, the amount of free time they have and so on". Owners, according to this person can make a good living without many of the "headaches" that come with depending on employees, such as finding good help, absenteeism, payroll taxes and benefits. But if you're the "only game in town" ask yourself these questions.

* "Do I know what customers will think about cremation services in the future?"

* "What will the population in my trade area be in five, 10or 20 years?"

* "What will prevent a funeral homeowner in the next town from building a firm in my town, a block away?"

These unknown are compelling reasons why owners of a seller funeral home, or the only funeral home in town, should not be satisfied with the status quo. Things will change. Things are changing.

Allocation of Available Resources

Time, human resources and money tend to be the most prevalent issues for smaller firms, so a great deal of thought must be given to the wisest allocation of these resources. We have established that goals must be set, regardless of the market situation. Whether there is a competing firm in town or not, the funeral home owner still competes for the buying mindset of the consumer. Setting goals is the first step; breaking it all down to objectives and action plans will help you achieve success. One important reminder: If it has been some time since you created or reviews your business plan, this is a good time to review it. Knowing your true costs of doing business is key when making decisions about personnel, marketing and other investments in the future of your business. The following are steps to success that funeral homes of any size can follow:

Step One: If you don't already have a value proposition, it is time to create one. A value proposition is a clear statement of the tangible things a customer receives from doing business with you that separates you from your competition. It had to be specific and sustainable. Think of the reasons why a person should choose your firm besides off-street parking, access for the disabled or that you" care". Think "benefits" not "feature:. Step Two: Intuitionalism the value proposition throughout your organizations. Each and every person should be able to articulate it and understand its meaning and importance. Step Three: Evaluate your human resources. Create written job descriptions for everyone, build on peoples strengths. This is important in allocating responsibilities such as family follow-ups and preened - activities that help build your brand and secure future business. Pole beans belong to the two main varieties of beans with the other one being bush beans. The difference is that, to grow poles beans, only less space is necessary as they grow on tall vines. Moreover, you only plant pole beans once.

As for bush beans, they can grow to around 18 inches tall and they can produce a large flush of beans at once. This makes them good for canning. The downside is that you need to plant them successively in order to enjoy harvestable crops for the whole season.

To grow pole beans, their tall vines can continuously produce throughout the growing season. Aside from that, growers prefer pole beans for the richer flavor as compared to bush beans.

Pole bean varieties include yellow, purple and green along with mottled colors. Their pods feature different sizes ranging from flat, long, meaty Italian beans to skinny, green French beans.

It is very easy to grow pole beans. Materials you will need include 14-inch plastic zip ties, six 8-ft. tall bamboo poles and bean seeds.

Step 1 - Build a sturdy teepee trellis which the pole beans can climb. Use a trowel to delineate your trellis base. To do this, draw a circle about 4 ft. in diameter. Then, build the tepee using 6 bamboo poles. There should be even spaces for the poles around the circle. Afterwards, drive each of the poles to the ground around 18 to 24 in. deep.

Step 2 - Create a teepee. You can do this by gathering the poles at the top. Then, secure the poles using a plastic zip tie. Make sure it's tight. Afterwards, clip the tail of the zip tie off.

Step 3 - To build more than a single tepee, there should be 8 ft. spaces on the rows. Afterwards, place a bamboo pole between them in a horizontal manner for additional support on the trellis.

Step 4 - Make a mound of soil that is about 3 inches tall and 6 inches in diameter. Then, plant 4 pole bean seeds in every mound. These seeds will germinate in about 7 to 14 days. Once the seeds reach 3 in. high, you can start thinning out the weakest seedlings. Just clip them off by the soil line using a pair of scissors.

Step 5 - Train your vines to go up the poles. Spread about two inches of grass clippings surrounding the base of the poles. This can conserve moisture as well as reduce possible weed problems. Although beans are able to tolerate dry soil, they also do best when you water them once a week.

Step 6 - Before you can even feel your bean seeds in the pods, harvest the pole beans already. To prevent fungal disease, it is best to harvest when foliage is dry. If you pull the beans off the vine, this can damage the plant. You can harvest them by pinching each bean off.

Since pole beans actually grow fast, it is best to harvest them thrice a week. This will ensure the tastiest pods and this also informs the plant that it needs to continue producing.

Step 7 - When eaten fresh, there is no doubt that beans taste the best. However, they can last up to 10 days with correct storage such as placing them inside perforated plastic bags. Then, put the bags inside the crisper drawer of your refrigerator.

Step 7 - In the first few years, check the leaves if they're colored dark green and healthy. This means, your grapevines are receiving ample nutrients. However, if your vines don't seem to be receiving nutrients and the soil seems poor, what you can do is to add 6 inches of compost along the base area of the plant. This can help improve the soil - adding valuable nutrients to it and ensuring healthy growth for your grapes.

One thing that training puppies and raising kids have in common is that if you have their full attention, they will learn the lesson faster and better. Puppies make it easy on you because there is nothing they want more than your happy face pointed in their direction. Here are 5 ways to accomplish this, therefore learning the lesson in half the time:

1.) Use potty time. Puppies love to go outside. Since you are already rewarding him for fast response outside, with loving praise and a happy face, use the excitement to work on another lesson at the same time. For example, work on his leash breaking. Even if you have a fenced in yard he should be getting at least some of his housebreaking time on a lead. A dog who is always loose in his yard when he goes will not go on-lead in a strange place. He will hold it so long you think he surely will burst. Of course this is not healthy for him, and you never know when you will need to take him out on lead. As soon as he is finished his potty and received his happy praise, say, "Wanna work?" in such an excited voice he will happily agree. Spend a few minutes with his heeling and sitting work, depending on where you are in his lessons, and give high praise. It does not have to be a full session, just an added minute or two to reinforce the lessons he is currently working on.

2.) Use meal times. At no point in the day do you have your dog's attention stronger than when he is hungry. Do not tease him with his food, ever, or take toooo long to give him his meal, but you can make a fun game out of a few little lessons before he receives his plate. For example, since he should already be learning to sit calmly off to the side as his food is being prepared, (also when you are fixing your own), work on a short version that will encourage success. Rather than asking him to sit/stay for the whole long time, reward him with little bites as you go. If he sits for 30 seconds, give him a bite with high praise, release him for a moment, and place him again with a fresh command, only repeating the command when the first one ended in success. Never repeat a command if he fails to obey. In this case, quietly with a stern face, place his body back where you first put it with a light nudge to stress the point that "here is where you are supposed to be."

3.) Use the happy time when you let him out of his crate. You do not want to make too large a fuss when releasing him, just open the door and let him out, but of course it makes him happy and focussed on you anyway. Once he is free and you are loving him up, say, "Wanna work?" and do a little 2 minute lesson, like sit, or down. Since he is excited only ask for 5 or 10 seconds at most, then praise praise praise! You must train when it is difficult for the dog to do it or he will only behave when he wants to behave, not when he NEEDS to.

4.) Use a new toy. Just like with his food and treats, do not withhold a new toy for longer than 2 minutes or so. Get his attention with it by letting him smell and taste it a little, without releasing it to him. The moment you give him complete control over a chewie or toy is a huge reward for him, so make him earn it. Do a few lessons, like a 1 minute down/stay or any other command that you are already working on. Do not introduce new lessons when the puppy is already excited. Use calm time for that.

5.) Use his regular session time. He loves his on-lead work time with you already, so before and after each work session, work on things that arent actually session work but, say, good doggy manners or just understanding English. For example get his ball and teach him your call words, like "Fetch" or "Get it!", whatever you choose, make sure you keep using the same words over and over so he will learn them quickly.

Follow these tips in a consistent loving way and your puppy will learn faster than you ever thought possible, and become the best companion he can ever be.

For the in-season, try to hit a full body workout on a schedule like this: Week 1 Monday and Friday, Week 2 Wednesday. Then repeat. This means that one week you perform 2 full body strength workouts, and the next week you perform one full body strength workout. Alternate these weeks throughout the wrestling season.

5. Progressive Resistance

Remember to always strive to do at least one more repetition or the same amount of repetitions with a little more weight as often as possible. Your muscles quickly adapt, and you need to force them to become stronger. Strive for a 5% strength gain on each exercise per month. If youre really cutting a lot of weight this season, you may not be able to gain strength because the body needs a surplus of calories from food in order to feed the muscle. At least, try to maintain your strength by keeping the same weight on each exercise throughout the season.

The exercise routine consists of the following:

Seated concentric flexes: 4 x 10-12
Scott bench flexes (this may be a seat or any object that can support your biceps at the appropriate angle): 4 x 10-12
Hammer flexes: 4 x 10-12

This is perfect!, 12 sets in total, with the usual number of repetitions.

Recommendation: do not overdrive with sets of 6 reps because it will not make any sense. If you want to develop your muscles, you MUST practice with a relatively large number of repetitions.

Version No.2

This is one is valid only if you possess a dumbbell.

Flex while standing up with the weight in one hand: 4x10-12
Flexible leg cuff: 4x10-12
Flexible biceps with footrest, with backpack: 3x10-14

It's not much, is it? In fact, it is. If you do it properly, you will be surprised.

Remember: Your biceps do not know if you train at home or at the gym.

It does not matter where you make them go through the fires of hell. All that matters is to do it right! From time to time you can give up sets or end up exhaustion.

But take care of these: do not apply these tricks too often, because you will get overwhelmed very easily, especially if your biceps get enough on the other days of training.
